Hi Mike, I’m glad you’ve got your home project completed. It’s been very interesting to follow you on your renovation. I’m wondering if any of your neighbours who have had to put up with the noise and disruption need any work doing by you? It could be a good mini series giving back to the community.

The plumbing is expensive because they’re using techniques from the 50s, i was a plumber in Sweden and were also forced to use cast iron pipe (but not copper, because huh??). It’s mainly for fire reasons, but the reason it’s stupidly expensive in America is because you’re still using lead to seal.. that’s so stupid. There’s so many different ways to seal without making it welded. I can’t believe America is supposed to be number one but can’t even figure out the simplest shit about plumbing..

for that shared space that you don't want to do a shared meter perhaps you could partner with one of those solar generator company's and just have that little foyer off grid... those solar box thinggos are handy for other applications and i think with just a simple LED light it could probably run for months before needing a recharge.

And you are supposed to put the LED lights before the roof because if you screw up to the roof it will cause a unless they are screwed into the 2x 4 s

Be careful around that pocket door between the gallery and workshop when hanging art as it is a very common thing for people to put a screw through the pocket when hanging stuff on walls which stops the door from moving. excited to see these plans come to fruition!!

The eave drip is supposed to go all around the outline of the roof before u put the shingles on when you put your eve drip u should have also put at a 45 degree angle before the shingles my papa has done roofing for 30 years so he knows what he is talking just giving you some tips.

I have been invested in real estate for over 12 years and I can tell you for a fact that not all people see the property with the same light you do. These realtors (nice ladies I'm sure) are just running the numbers and are adding little to no value for the high end finishes. What I'm saying is Basically they only valued your house to the one comparable they found. No valuing the house on the Build. You did an amazing job 👏 the comparables may sell for $900k but your gem of a property is easily worth $1.1M or $1.2M

Loved this series! My only question is how will you keep dust from the finishing of furniture etc out of the gallery area? I have seen small buffer type rooms in between a working and show space where you wait as the dust is removed via vac, then you can open door into gallery and enter with minimal dust travelling through.

I would have guesses well over 1 Mil to 1.2 USD God I wish property here in Australia was that cheap 950,000USD = 1,423,028.88 AUD We just paid 900,000AUD for a 4 year old 3 Brm 2 bath semi detached townhouse not even in a major city.. House prices here are nuts The same house 4 years ago was 400,000 so 125,000/year increase in prices ...

We own a building a lot like yours, we invested a lot of money and like yours it costed a bunch more than we expected. We have the basement and main floor done, but want to finish two apartments on the top floor for Air B and Bs and a rooftop deck some point in the future. I found you because I was looking for ways to do the deck without cutting through the roof membrane. Anyway, I wish we had access to funds like that. We would be able to get our project done if we did. Crazy you could have pulled equity to finish your project, but still get to use those funds. Hopefully we get to keep our building and get it completely done. We shall see.

people getting mad about the grant really have no clue how grants work in general, or specifically how cities can invest back into themselves through these grants. Before you get mad and complain try to learn something

I am glad you will be getting a grant. This is a great way to help your city improve and bring in more customers in your area. Our city has been offering business improvement grants for years. The viewers who own a business will most likely understand the positive aspect of grants. I have been in several organizations that obtained grants to help the NPOs bring beneficial services to communities in my city. Well done. I look forward to seeing the changes and improvement to your retail space.

The country is in a bad place people can barely afford groceries and get help but this guy can get another $150,000 to make UA-cam videos this shows how backwards America is these days

My question is how are you going to manage the gallery? If you're working on, say, an epoxy or pour, you're not going to be able to stop to deal with a walk-in customer to the gallery. Either you will have to hire someone to run it, or only open it for certain hours and those have to be non-project hours (i.e. non-construction - you could still do planning stuff while in the gallery).
